University of Sioux Falls is approximately 2 miles from The Letterman, a short drive or bike ride away.
How much does a room cost?
All four rooms are $550 per month, individually leased.
Are leases individual or do all roommates share one lease?
Every resident signs their own individual lease. You are only responsible for your own room — not your roommates'. This protects you from shared liability if a housemate misses rent or moves out unexpectedly.
Is parking included?
Yes. The Letterman has off-street parking, a large driveway, and a garage. You will never have to hunt for street parking.
Are utilities included in the rent?

Is the house pet-friendly?
We do not currently allow pets. Contact us if you have questions about your specific situation.
When is move-in available?
Move-in is typically timed to align with the academic year. Apply early — rooms lease fast heading into fall semester. Indicate your preferred move-in date on your application and we will confirm availability.
How do I apply?
Submit the short application on our Apply page. We ask for your name, contact info, room preference, and preferred move-in date. We follow up within 24 hours.
What is the application and approval process like?
After you submit an application, one of our co-founders will reach out within 24 hours to answer questions, schedule a tour if you would like one, and walk you through the lease. We keep it simple and honest.
How quickly do you respond to maintenance requests?
We aim to respond to every maintenance request within 24 hours. We understand that fast maintenance response is one of the most important things in a landlord — and we take it seriously.
Can I see the house before signing a lease?
Absolutely. We encourage tours. Contact us through the Contact page or call (612) 849-5319 to schedule one.
What is nearby — restaurants, grocery stores, gyms?
Sioux Falls has everything a student needs within a short drive. You'll find groceries at Hy-Vee and Target nearby, a wide range of restaurants along 41st Street, and multiple fitness centers. Downtown Sioux Falls is also close by with great coffee shops and study spots.
Who are the owners of Varsity Properties?
Varsity Properties was founded by Tyler and Nolan — two athletes who wanted to build student housing they would have been proud to live in themselves. They are hands-on owners who manage the property directly.
